Yangon’s 68 Residence to open next December

The project started in 2014, and will be ready for completion in December next year. Currently, the project’s exterior has been finished, with decoration works being carried out throughout the building, Aung Naing Soe said.

“This building can withstand an 8.5-level earthquake, so it should be one of the most resilient buildings in Yangon,” he said.

To have such an iconic building in our city, quality foreign fittings are used – from the small items such as door locks, to the larger things like furnishings and fittings, he said.

A number of large construction projects will come onto the market next year, which will change the character of Yangon – as a residential and investment location, helping to attract higher-income residents. 68 Residence will become one of the most iconic buildings within this new pantheon of urban structures, said Shweproperty.com’s founder U Kaung Thu Win.

“Yangon has very few iconic or outstanding buildings on its skyline. The coming 68 Residence will become a landmark to represent the city,” he continued.

As Yangon’s Skyline changes, urban lifestyles will become more modern – which will help to attract more foreign investments.

68 Residence has won three awards at the Myanmar Real Estate Award held in October 2019. The condominium project was awarded the Best Modern Architectural Design, Best Serviced Apartment Development and Best High-End Condo Development.

Located on the corner of Saya San and Kaba Aye Pagoda Roads, 68 Residence was built on 1-acre land, which guarantees buyers a stronger proportional allocation of the land ownership according to the Condominium Law.

The whole building is decorated with glass, and for regular maintenance, work will be carried out with a company through a contract so the residents do not have to bear the burden of cleaning and fixing the shared facilities.

The 26-story condo project also includes 4 basements which have the capacity for 400 cars. Even with the development of new office spaces and modern apartment complexes in Yangon, there are very few projects with such vast underground space.

Inside, 68 Residence has been designed with 11 different types of units on each floor, so the buyers will be able choose the style and layout they prefer.

Out of a total of 230 apartments, 150 have been sold, leaving the others still available.

The price per square foot of the rooms varies depending on the layout, generally from US$351 to US$429 per square foot, and the price increases by two dollars for every ascending floor.

Room sizes vary from 1080 square feet to 2098 square feet. Two types of apartment will also have their own elevator service connected.

Residential apartments will be available from the 5th floor and above, with a gym, function room, reading lounge, residential lounge located on the 25th and 26th floors. Residents will be able to enjoy the sky viewsfrom whichever floors they decide to choose.

“We’ll install large generators, so the residents won’t even know the feeling of a power outage. As it’s a 27-storey building, witha location-specific fire alarm system installed. Fires can be extinguished at the exact locations, and as soon as they start,” U Aung Naing Moe said.

Located on busy Kaba Aye Pagoda Road, a ring road is also been constructed with the aim of reducing traffic congestion for both the residents and other people after the project is complete.
